2. Agent Commission (仲介手数料)
In Japan, buyers are typically responsible for paying the real estate agent’s fee—even when buying from a seller directly. The standard rate is:
3% of purchase price + ¥60,000 + 10% consumption tax
This commission is legally capped, but nearly all agents charge the full amount. For example, on a ¥30,000,000 property, expect to pay around ¥1,056,000 in commission.
3. Registration & Legal Fees (登録免許税・司法書士費用)
When you buy a property in Japan, the ownership change must be officially recorded at the Legal Affairs Bureau. This involves:
- Property title registration
- Land and building registration (if applicable)
- Judicial scrivener (司法書士) or notary fees
These costs are calculated based on property value and complexity. In most cases, they amount to 0.1% to 0.4% of the total purchase price, plus a flat judicial scrivener fee.
4. Stamp Duty (印紙税)
This is a government tax levied on the sales contract. The rate depends on the purchase price:
